What Is A Full Home Renovation?

An Inside Look Into A Whole House Interior Renovation at Freccia Group

The in-house team of architects, builders and designers at Freccia Group take on a wide range of home-building projects in Austin, including full home renovations. A full interior renovation is a smaller project in comparison to a new home build but is still a much larger undertaking than a simple bathroom or kitchen renovation.

Some homeowners decide to renovate their home one room at a time to make the project more manageable but it is possible to renovate your whole house at one time without unnecessary stress. The key to successfully completing your full home renovation with little to no stress on you is to find a team that can not only guide you through the process but can also plan, manage and execute every detail.

At Freccia Group we offer a luxury home renovation experience from start to finish but what does that renovation process look like? Let us take you behind the scenes.

Understanding the Full Interior Renovation Process

The first step to understanding the process of updating your entire house is to first answer the question: What is a full home renovation? As the name would suggest, a full home renovation is a project which touches every surface of the entire home and can include upgrades to the kitchen, bedrooms, bathrooms and living spaces.

With such a large scope of work, it can be intimidating to think about where to start. This is where Freccia Group can help. Our in-house team works with each of our Austin homeowners to design and build the space of their dreams. We can even make sure to. preserve the elements that make your house feel like home.

When you start a full home renovation with Freccia Group, there are a few things you can expect. Our designers will first work with you to create a layout for your upgraded home and give you an idea of the full scope of work. We’ll then begin with a full house gut which often comes in 4 stages.

Stage 1: Working Down To The Studs

The first step is to remove all cabinets, trim, light fixtures, plumbing fixtures, drywall and insulation. This allows us to expose the studs of the home.

Stage 2: Wall Removal/Demolition

During the demolition stage, we will remove any walls not needed for the new layout.

Stage 3: Adding Support

The next stage includes adding support beams to strengthen your home’s structure. This is key if you are taking out walls that help support the roof or if previous renovations have compromised the structural integrity of the home.

Stage 4: Plumbing, HVAC and Electrical

The last stage in the full interior gutting process is re-working the plumbing, electrical, and HVAC rough-ins. It is important to make sure they conform to the new layout and latest codes.

Once the bones of the home are complete, our builders will begin working on constructing the walls and painting before installing cabinets, tile and appliances. After that, it won’t be long until you can step through your front door into the newly renovated home of your dreams.

Go Behind The Scenes

Backyard Patios and Pergolas

Whether you’re looking for a quiet place to disconnect from the hustle and bustle or are wanting a more accommodating space for entertaining friends and family, a patio or pergola could be just what you need. Wondering how a pergola is different from a patio? and which one is best for your outdoor space? No worries! Freccia Group can help you figure out which custom backyard design will work best for your needs. Our builders can then work with you on a project plan that will turn your patio or pergola design ideas into the perfect upgrade for your backyard.

Most people are familiar with the different types of patio designs that act as extensions of the home – not all are covered and most are made from gravel or concrete. Pergolas on the other hand work to beautify your backyard and add to the overall comfort of your outdoor space by providing areas of shade over your outdoor sitting areas or walkways. A custom-designed pergola also gives you the chance to display your personality while giving you a space right at home to escape the intense rays of the Texas summer sun. Freccia Group has completed several patios and pergolas for our Austin clients that will surely provide you with some custom backyard design inspiration for the perfect patio or pergola for your backyard.

Freccia Group was officially formed in 2016 as a real estate investment company and we have since grown into one of Austin’s top luxury real estate investment and development firms. Austin homeowners that come to Freccia Group for our residential construction services and business owners more interested in our commercial building have full access to our team of in-house architects, builders, and designers who have a combined 38 years of experience.

The Best Bathroom Lighting Ideas Of 2022

When it comes to bathroom lighting, you can pick a style as opulent or as understated as you like. Whether you have a traditional bathroom or a spacious luxury bathroom, lighting plays a huge role in bringing out the aesthetics of your bathroom.

If you want to add statement lighting to your bathroom, reach out to our home remodeling experts in Round Rock, Texas.

Here are the best bathroom lighting ideas for 2022.

1. Go for luxe statement lighting

Statement lighting is having its moment right now. If you want your bathroom to look like a luxurious space fit for royalty, get a hanging light fixture installed over your bathtub. Relaxing in the bath with a chandelier above you will make you feel like you’re getting VIP treatment in a high-end spa.

2. Light layering

Nobody said you needed to have just one kind of light in the bathroom. Light layering is a concept that allows you to include different types of lighting in the bathroom for different spots. For example, you can have overhead panel lighting and separate lighting for the vanity.

3. Uplighting

Uplights or low-level lights are lights that are placed on the floor. They shoot soft beams of light upward and are often used to put soft accents on furniture. Uplights can create a peaceful and tranquil atmosphere in your bathroom. They can be used to backlight your bathtub. They’re also a great choice if you want dimmer lighting to create a more moody aura in your bathroom.

You can talk to our team of home remodeling experts in Round Rock, Texas, to discuss installing uplights in your bathroom.

4 Walk-in Shower Ideas for Your Bathroom Remodel

Installing a walk-in shower is a great way to add a touch of luxury to your bathroom. Plus, it’s also a very practical addition to a modern bathroom. A walk-in shower can fit in a small or large bathroom and also create more space.

You can reach out to us with your questions about bathroom remodeling in Round Rock, Texas. Here are four cool walk-in shower ideas to give you inspiration for your next bathroom remodel:

1. Time to lose the bathtub

A walk-in shower can easily replace a bathtub because, let’s face it, when was the last time you took a bath? If it’s been years, the time is perfect for a new shower. Trust us, you’ll never miss your bathtub.

2. Walk-in showers for industrial bathrooms

A walk-in shower with glass walls and door can be the perfect addition to a bathroom. It will create an open yet minimalistic look reminiscent of a high-end spa. Add a wooden vanity and bamboo blinds and you have the perfect space to relax in.

No matter what kind of bathroom you have in your home, our remodeling contractor in Round Rock, Texas, will be able to build the perfect walk-in shower for you.

3. Stone walk-in shower

A walk-in shower with a stone surround can add a natural quality to your bathroom. You can use a wide-mouth rain showerhead and add some greenery throughout the bathroom. The use of all-natural stone, wood, and greenery brings in nature’s colors and effects to your favorite place to relax.

4. Walk-in shower with an arched entrance

If you want to bring the hammam home, build a walk-in shower with an arched entrance. Inside, you can add a built-in marble bench and white mosaic tiles to make your walk-in shower feel like an authentic Turkish bathhouse. Finally, install a glass door to separate the shower from the rest of the bathroom.

Smart Living Room Renovations That Create More Space and Comfort

Your living room should be the perfect retreat for when you want to put up your feet. It’s one of the most important rooms in the home because it’s where you spend quality time with your family and where you entertain guests.

Our remodeling contractors in Round Rock, Texas, can help you design the perfect living room. Here are the best living room renovations that will maximize space and comfort:

1. Choose the right wall colors or wallpaper

First things first: You should choose the right colors for your living room. Any color that’s too loud or a wallpaper that’s too garish can create tension—which is counter to the room’s purpose of being a peaceful and tranquil space where everyone can relax.

Wallpapers in pastel tones are perfect for a Texas living room. Deeper colors like reds and greens will also work, provided they’re in muted tones.

2. Add a fireplace

A fireplace will instantly make your living room a much cozier and welcoming space. It can be functional or decorative—or both. There are a lot of options, from gas to traditional fireplaces. You can talk to our remodeling contractors in Round Rock, Texas, to discuss how you can add a fireplace to your living room.

3. Open it up

If your living room feels cramped, chances are you have too many walls. Homes built in the 1970s and ’80s notoriously compartmentalized living rooms, dining rooms, kitchens, etc. Today’s newer homes leave these rooms open to create a feeling of more space. If your kitchen shares a wall with your living room, have an architect draw out what would happen if you removed the wall to clear the view between the kitchen and the living room. If it’s a load-bearing wall, you can either add a heavy-duty truss or keep the supports and build a breakfast area around them. Either solution creates a more open space.

Hire the right remodeling contractor for your home renovation project

The secret to executing any home renovation project isn’t the amount of money you throw at it; it’s hiring the right remodeling contractor for the job. Here Are the Steps to Getting the Most out of Your Home Renovation Project

A home renovation project is an ambitious undertaking. You need to plan ahead of time to get the details right; plus, your renovation has to match the aesthetic of the rest of your home. Our home remodeling contractors in Round Rock, Texas, can help you execute a home renovation that will make you love your home all over again.

Here are all the steps to getting the most out of your home renovation project:

1. Planning is everything

The success of your home renovation project depends largely on how well you do your research. Every home remodeling project requires extensive planning, from design to build. The professionals at Freccia Group follow a six-step process that includes:

1. Vision consultation: We discuss the scope of your project and timeline.

2. Architectural design: We bring the architects and construction managers to design the room—whether we’re adding a room or renovating one—you want.

3. City permitting: We submit our designs and plans to the city for approval, making sure we comply with all local codes and zoning.

4. Crafted construction: We break ground (if need be) and start construction.

5. Finish: When construction is complete, we finish up any small details that remain.

2. Let natural light in

One of the easiest ways to make a huge difference in any home renovation project is to include ways to let natural light into your home. Features like large windows let in natural light and brighten up the home. Plus, if you select energy-efficient windows, they can actually save you money on your utilities.

Talk to your remodeling contractor about the best ways to let natural light enter the home. High ceilings, skylights, and French windows can help you increase the flow of sunlight into the home. Plus, more natural light makes rooms feel more spacious.

3. Put down hardwood floors

Hardwood floors are a great way to add an elegant and timeless touch to a room. Whether renovating your living room or a bedroom, hardwood flooring lasts long, costs very little to maintain, and complements interior design themes. It used to be that hardwood floors were great for any room except the kitchen and bathrooms, but with new technology, there are floors that look just like wood but are made with durable composite substrates or tile. Both options give you the look and feel of wood but the durability and water-resistant quality of tile.

Most Common Room Additions to Homes in the Austin Area

Because life is not static, homeowners in Austin, Texas, get room additions for their homes for many reasons. With real estate prices in Central Texas skyrocketing, it’s often less expensive (and wiser) to add a room to your home than sell it and buy a new one. Maybe you’ve decided to add another bedroom, a game room, or a home theater. Or maybe you need to expand your kitchen. Whatever your reason, room additions customized around what you need give you exactly what you want.

Let our highly experienced residential home builders in Round Rock, Texas, help you create the perfect room addition. Here are some of the most popular room additions to homes in the Austin area just to give you inspiration:

1. Home office

Most new home construction already includes a study or home office. With more companies allowing work-from-home and hybrid work environments, room additions in the form of a home office are much more needed today. But what do you do if you want to stay in your current home?

The short answer is to add to it. It may take a little reconfiguring of your floorplan, but it’ll be worth it in the end. Many homeowners in Austin have added a home office complete with a built-in desk, cabinets, and shelving systems. They were also able to build an office the size they wanted and with a view from their property.

2. Guest bedroom or suite

As older Americans move in with their children, more families are adding guest bedrooms or suites to accommodate them. Guest bedrooms may or may not have their own bathroom, but a guest suite can have a bedroom, a bathroom, and even a small kitchen.

Having an extra bedroom in the home allows you to grow your family, and if it can be quartered off, some families use the extra room for Airbnb.

3. Expand the kitchen

Many homeowners in Austin, Texas, have expanded their kitchens to allow more room for cooking as well as socializing with friends and family. If the kitchen is the heart of the home, then a home with a bigger kitchen just has a bigger heart. Adding more space also means more storage, more amenities, and possibly a kitchen island where family can come together for meals.

3 Ways to Rethink Your Bathroom Remodel

Planning a bathroom remodel is an exciting undertaking. Most homeowners who like to be involved in remodeling their bathroom go through many magazines until they find the kind of bathroom they want for their home. You can renovate your bathroom to make it look like a minimalistic, modern space or you can have it fitted with heated floors and marble tile walls if you want a luxurious, high-end bathroom.

Here are our top tips to help you along your bathroom remodel journey:

1. Plan ahead

If you want to avoid last-minute fiascos and changes in planning, plan ahead. This gives you plenty of time to work out a budget, select the right materials, and visualize the finished look of your bathroom.

Before embarking on a remodeling project, you and your remodeling contractor will need to discuss everything, from space to budget to the plumbing in your bathroom. You may also want to consult both an architect (if you’re expanding the space) and an interior designer to get the best possible result. The more you plan ahead, the greater the chances of you ending up with the look you had in mind for your bathroom all along.

2. Bathroom flooring

Many homeowners don’t think of bathroom flooring until later, but it’s actually one of the most important things when it comes to the overall visual impact of the space as well as its functionality.

The floors are actually a safety issue because you don’t want to slip and fall when you step out of the shower. Whether you want marble tiles or a heated floor, flooring can occupy a wide range of your budget depending on the style, texture, quality, and whether technology and a floor heating system will need to be installed.

3. Heaters and saunas

One of the biggest trends in new bathrooms is indoor saunas. For some homes, they have to be custom built, but for others, there are companies that make prebuilt saunas where your remodeling contractor can drop in the unit into a prebuilt frame. For other homeowners for whom an indoor sauna may be a bit out of range, high-efficiency heaters are great for at least keeping warm when stepping out of the bath or shower.

The Ultimate Guide to Hiring A Home Builder to Build on Your Own Lot

For many would-be homeowners, building their dream home is an ambitious but exciting project. For a typical homeowner, their home is their biggest asset and a place they intend to live in for decades to come. It’s also where you raise your family and make memories that you will cherish for a lifetime.

Maybe you’ve already done the tract home buying in a master-planned community. But now you’re at a point where you can afford to get what you want. You have the land, now it’s time to find the right new home builder experts in Round Rock, Texas.

Here is the ultimate guide to hiring a home builder.

1. Do your research

Go online and look at the websites of home builders you’re considering for the job. Look at their reviews to see what their clients are saying about them. You can also get in touch with them either with your design plans (if you’ve already engaged an architect) or ask if they have an architect they work with as is the case with Freccia Group. Look at their portfolio and make sure you feel comfortable because you’re going to have a lot of interaction with them during this process.

2. Don’t be afraid to ask questions

Once you’ve shortlisted possible candidates, reach out to them with any questions that you have. Ask about their style of building, the materials they use and how they adhere to schedules. Do they have ample experience with modern architecture or more traditional? How long do they think it will take to complete the project? Do they breakdown their costs? If so, how detailed? What triggers a change order or is there a contingency in the estimates that allow for some variance?

3. Double check the organization

You should check to see if home building company upholds safety standards. Do they have the right licenses and insurance? Do they offer their clients a strong warranty that they will get the results they want? How long is the warranty good for and what does it include? Does it cover both labor and materials? You can tell how robust and reliable a company is by how seriously they uphold quality and safety standards and if they stand by their craftsmanship.

Smart Ways to Remodel Your Home’s Layout On A Budget

Many homeowners struggle to articulate how they want to alter their homes to suit where they are in life. They bring visions of knocking out walls, and adding windows—maybe even adding a second floor, but don’t think about the cost impact of these ideas. The secret is to hire a team of home builders who will work with you to redesign your floor plan and strategically construct your vision.

If you’re considering upgrading your house’s indoor or outdoor spaces, you can reach out to our home remodeling experts in Round Rock, Texas who can help you get started.

Here are the best tips to help you get the home layout of your dreams within a reasonable budget.

1. Determine your budget

The first step is to figure out how much you’re willing to spend on your home remodeling project. Your budget for and hire an architect to create your vision, then get estimates from general contractors to work out how much they will need to charge you for the whole project. With Freccia Group, we can handle everything from design to construction, so we keep the process simple and manage the whole thing for you.

2. Match your living spaces to your needs

Think about all of the things in your home you’d like to change. Consciously move through your day from the time you get up in the morning until you go to bed at night. Everything you do can be enhanced or become easier with some alterations to design or amenities.

When you use the bathroom, do you hate the old bathtub that you have to stand in to take a shower? If you don’t use the bathtub, why not replace it with a walk-in shower? Do you and your partner struggle with who takes a shower first causing either of you to be late for work. Why not a double shower head? Some things are better done together, right?

What about your kitchen? Is the breakfast area so far from the kitchen that you have raised your voice to have simple conversations? Why not expand the kitchen to include an island table where you can gather for meals and impromptu gatherings?

You’ll have plenty of time to discuss your plans with your home builder, including the things you’d like to see in your design. How much space do you need? Do you want plenty of natural light? What kind of floors do you have in mind? Think about these things and how they can make living in your home better, easier, and more comfortable.

3. Ask for multi-functional spaces

Multi-functional spaces are great value for money. A breakfast area within the kitchen makes mealtime more enjoyable, and a courtyard that doubles as a dining area will give you great value for your money and give your home a modern and trendy touch.

In the planning stages, don’t be afraid to brainstorm. Think about what you need, then what you want, but don’t be afraid to express a desire. The worse that can happen is that it’s outside of your budget, but, then again, it may not be.

5 Most Common Repairs After Severe Storm Damage

If you live in an area affected by storms, you’ll know that they can cause water damage to the home. Damage from storms can affect several parts of the home, including the ceilings, doors, and windows.

If your home in Texas is in need of repairs and restoration after a big storm, you can reach out to our remodeling contractor in Round Rock, Texas, for renovation and remodeling services. From bathrooms to kitchens to patios, we’ve remodeled countless indoor and outdoor living spaces for our clients.

Here are the most common repairs that homeowners request after storm damage.

1. Leaky Roof

High winds can blow shingles off your roof, so leaks can compromise the structural integrity of your home’s frame—especially if water is allowed to leak in over an extended period of time. If there is considerable water damage from the leak, you need to repair it quickly or replace your roof.

2. Damaged Floors

When heavy rains come to an area with poor drainage, flooding is inevitable. As water creeps into your home during a flood, the first thing it touches is the floor. If you have carpet, you’ll need to remove it as soon as the water subsides. This will prevent mold and mildew from growing. If you have wood floors, you’ll need to remove the planks immediately for the same reason. However, with tile and marble, you just need to drain and dry the area since these materials don’t soak up water and pose no health risks for mold.

3. Wet Drywall

The second thing flooding water touches when it enters your home are the baseboards and drywall. As soon as the water subsides, you need to remove the baseboards and the drywall up to three feet. Why three feet? Because it makes it easier to replace since drywall sheets come in three-foot dimensions, so you don’t have to cut them to fit the area.

If the floodwaters reached higher than three feet, you have to remove the drywall to six feet or just remove all of the drywall.

4. Damaged Doors

Snow, hail, and rain can damage your doors and the impact of thunderstorms can compromise the door’s wood and paint.

You can prevent or minimize storm damage to your doors by selecting those made with storm-resistant material. This will help you save money that would otherwise be spent on replacing your doors. However, in some cases, the substrate used in making these doors don’t have as much character as real wood.

5. Insulation Damage

If your home was flooded during a heavy storm, your insulation can undergo a lot of water damage. Rot and mold can build up in waterlogged insulation. A company that specializes in water remediation and home repairs can replace waterlogged insulation. But it has to be removed quickly because water can weaken the beams and the structure of your home. Make sure you thoroughly inspect your house for signs of storm damage after a rainstorm.

Our home remodeling experts in Round Rock, Texas, can help you remodel your home to be better adapted against the impact of a thunderstorm. You can check out our work on our website.

3 Ways To Save Money On A Kitchen Remodel

Have you been thinking about finally remodeling your kitchen this year? Changing up some elements that make up your kitchen, such as the windows, countertops, or cabinets, can give it a brand new look and improve it’s functionality. And a kitchen remodel doesn’t have to be insanely expensive – in fact, you can save a lot of money if you work with the proper budget. Our team of home remodeling experts in Round Rock, Texas, can advise you on the best way to cut costs during a kitchen remodel without compromising on quality.

Here are the best ways to save money on a kitchen remodel.

1. Explore less expensive materials for your backsplash

The backsplash for your kitchen is where can cut costs because you don’t have to spend a fortune on the newest, latest materials. Explore materials such as concrete tiles, which don’t cost a lot but can still add aesthetic value to your kitchen. Also, look for discontinued tiles at your local tile store. In many cases, you can get 80% off the regular price by just shopping around. But be sure to buy a bit more than you need just in case there’s an accident during the installation or you need to repair the backspash later on.

2. Don’t completely overhaul your cabinetry

You don’t need to get rid of your kitchen cabinets if they’re still structureally sound and in good condition. If the hinges are coming loose or if the paint is peeling off, you don’t need to get new cabinetry because these issues can be repaired and restored. Just call a carpenter to restore your cabinets to their former glory. You can also refinish the frames and replace the doors to give them a whole new look.

Talk to our residential builder in Round Rock, TX, to discuss how your old cabinetry can be integrated into your new, remodeled kitchen.

3. Work with your current kitchen layout

If you like your current kitchen design and just want to just update it, you can ask your contractor to design the new aspects of the kitchen in such a way that they complement the old layout. By repurposing your kitchen space to make it more efficient, you don’t have the cost of knocking down walls or expanding the footprint. With some smart design ideas, you can squeeze more function from an existing space.

Staircase Designs for Your New House

Architects determine the staircase placement first when designing the floor plan for a residential property since the function and flow of the rest of the home depend on it. You can opt for either the traditional placement, which places the stairway just inside the front door, or take a more modern approach and place the staircase in the center of the living room. It all depends on the home’s design and what you want your focal point to be.

Placement of the staircase is critical to your floor plan configuration because it affects both the downstairs and the floor or floors above it. If you place the staircase in the middle of the entryway, near the front door, you create a dramatic entrance but may risk splitting potential bedrooms upstairs. With different staircase options, you can redirect the top of the staircase and solve your space issues at both ends.

After deciding on the staircase’s location and placing it in your floor plan, the next step is the design. Here are some options for different types of stairs to explore for your new house:

1. Quarter-Turn or L-Shaped

This is much like the straight staircase with a single linear flight except for the change in direction. The stairs feature a 90-degree turn toward the left or right immediately after a landing.

2. Winder

A winder staircase is often referred to as a more complicated version of the L-shaped staircase. This design winds the staircase’s steps, or treads, from one end to save space on the landing.

3. Half-Turn or U-Shaped

This is the ultimate back-to-basics style of a staircase—similar to the L-shaped stairway, the landing separates two linear flights. However, the bend here is taken much farther to form a full U-shape.

4. Curved

If you don’t want any landings, the curved-style staircase is perfect for your home. Unlike L-shaped or winder staircases, the curved stairs continuously follow the bend of the banister, which makes for quite a striking architectural statement.

5. Spiral

This staircase design resembles curved stairs, but it’s more compact as it’s centered on a single pole to form a perfect circle. Spiral staircases are perfect when you have very limited space, such as outdoors, where you may want to join a patio to an outdoor balcony.

6. Bifurcated

A straight staircase features a linear flight with no change in direction.

If you’re down for a vintage feel that has Titanic or Gone With the Wind embedded all over it, your go-to is the bifurcated staircase. This involves one larger flight splitting into two smaller sets of steps in opposing directions.

7. Ladder

Believe it or not, a ladder qualifies as a staircase like any other type of stairway. This is an ideal option for smaller spaces as it can be accommodated fairly well in the tiniest sliver of square footage. A ladder also adds charm to accessing bookshelves or bed lofts.

The Best Features to Add to Your Kitchen During a Remodeling Job

On average, homeowners spend more money on remodeling their kitchens than they do on any other room in the house. A tastefully decorated, warm, and inviting kitchen is the heart of a home. Many homeowners in the United States have kitchen islands in their kitchens where the whole family can get together for breakfast, lunch, and dinner. So, a cozy kitchen is a great place for a family to bond and share meals.

When it comes to remodeling your kitchen, placing your trust in the right home renovation experts is crucial. Our home remodeling experts in Round Rock, Texas, are known for the beautiful kitchens they have created for countless homeowners in Central Texas.

If you are considering remodeling your kitchen, here are some of the best features you should think about adding:

A built-in refrigerator

A built-in refrigerator can add a sleek, integrated look to your kitchen. Built-in refrigerators are still relatively rare in the U.S., but that’s changing. If you have a smaller kitchen, a built-in refrigerator will help add space to your kitchen instead of cluttering the room. Or if you want a larger refrigerator like the ones with a sub-zero freezer, having it built in can sometimes allow you to add within the same space as a normal-sized refrigerator, side by side.

You can talk to our home remodeling experts in Round Rock, Texas, to discuss the feasibility of adding a built-in refrigerator to your kitchen.

Double ovens

Double ovens are not new, but their technology has come a long way. Typically built on top of each other and incorporated into the perimeter cabinetry, the top oven is normally used for baking purposes. But new models, such as the Samsung NV51K7770DS, have Flex Duo technology that allows you to cook at two different temperatures within the same oven.

Many of the new ovens today come with smart technology that enables you to control their operations from your smart device. That means you can place something in the oven before you leave the house, turn it on remotely, and it’ll be ready by the time you get home. If you’re someone who does a lot of baking, double ovens can be a real convenience.

Add a kitchen island

Again, islands are not a new thing, but the variations of them are. Yes, adding a kitchen island to your kitchen can give it the illusion of more space. Plus, it’s a great way for homeowners with young children to keep an eye on their kids while they eat, draw, or play while being seated at the kitchen island. Kitchen islands can also make the kitchen a more inviting and homey space where the family can dine and spend time together.

You can even add power outlets beneath the counters so that you have a power source to plug your devices and small appliances into. Adding lighting can make them a great work area during the day and an even better gathering place while meals are being prepared. You can discuss your plans for a kitchen island with our residential builders in Round Rock, Texas.

Adding a Cozy Guestroom to Your Property Through Residential Remodeling

As more and more families with children take in their elderly parents, many property owners are hiring a remodeling contractor to add additional rooms to their homes, convert sheds and garages into extra rooms, or add mother-in-law suites to their properties. In many cases, these additions are being used to rent out as Airbnb suites.

Adding a guestroom to your property may be a necessity, but it can also become a thriving business that will pay for itself in the long run, especially in the Austin area where Airbnb properties are as popular as ever.

Depending on your family situation, even for homeowners who live in a multiple-story house, one or two floors can be used as a guestroom or a separate bed and breakfast while you live in a separate portion of the property.

Here’s how you can successfully add a comfortable guestroom to your existing home or as a separate building on your property:

Upgrade an existing room

Adding a guestroom, which is a commercial venture, should not require starting from scratch. Choose a room in your home that can be cordoned off from the rest of your living area to ensure privacy for both your future guests and your family. Remember, this is a business, and you really don’t want strangers walking through your home at night, nor do your guests want to stay in a home where they can’t have privacy.

This means building a separate entrance to the room where you want people to stay. Make sure it has a lockbox or secure keypad with an entry code. You should have a wall between the main home and the guest suite or a door that is securely locked.

The bedrooms should each have a comfortable bed to sleep in, their own bathroom, and be fitted with amenities such as a television, a sink with countertops, a stove or mini countertop burner, and a coffee maker. Depending on your budget and the kind of fee you plan on charging your future guests, you can select exactly how many comforts and amenities you wish to add to the rooms. Talk to our home remodeling experts in Round Rock, Texas, to figure out the best way to utilize the space and how you want your new guest suite to look.

Converting a garage or shed

Kitchen in a guesthouse in Austin, TX

Converting a garage or shed in your backyard is a viable option when you want more space for guests—whether they’re family or paying tenants. The first step if you want to pursue this option is to make sure your homeowner’s association will allow it. Some may not allow you to operate an Airbnb-type business in your neighborhood, but they may allow you to build another structure or convert a structure into a guesthouse. Check your contract to make sure.

How you build out your shed or garage depends entirely on the amount of space. Ask our residential contractor in Round Rock, Texas, about whether the structure is sound or it needs to be reinforced or rebuilt altogether. If it’s a freestanding structure, make sure you have enough space for a small kitchen area with a sink, a stove, an oven, and a countertop. It also needs a bathroom with a shower and/or bathtub. That means running electricity and your water line to the structure, adding a water heater, and making sure you tap into the sewer line. Your goal is to make sure that the building is structurally sound, comfortable, and accessible by foot or car.

3 New Trends in Bathroom Design You Should Know About

A bathroom is more than just a place where we shower or brush our teeth. It can also be a space to relax. What’s more therapeutic than a long bath by yourself when you can tune out the rest of the world and enjoy your own company … on your phone :-)?

A tastefully decorated bathroom can help you relax and unwind. A good bathroom design should bring together multiple features that complement one another. A residential builder in Round Rock, Texas, can help you select the best features (including tiles, wallpaper, and lighting) to add to your bathroom.

Here are three trends in bathroom design that seem to be sticking around:

1. Matte black fixtures

Antique brass was popular with homeowners, but matte black fixtures, which made a comeback a few years ago, are here to stay. There are matte black faucets, toilets, bathtubs, and sinks. Black fixtures can add elegance and intrigue to your bathroom’s look without distracting from its overall design. They’re also easy to keep clean and will contrast with white walls and other white elements in your bathroom beautifully.

You can ask our home remodeling experts in Round Rock, Texas, how adding matte black fixtures can enhance the look of your bathroom.

2. Statement lighting

If you want your bathroom to have a spa-like feel to it, the right lighting will do most of the work for you. Whether you want your bathroom to have a contemporary or modern look, the lighting you select will have a major impact on the mood and ambiance of your bathroom.

LED lights, when installed vertically down the sides of mirrors, can light up the bathroom while being concentrated around the vanity, which is where they’re needed the most. You can also install dimmers to make the light brighter or softer depending on the mood you wish to create.

3. Botanical bathrooms

Adding plants to a bathroom can give it a lush, tropical feel. You can even kid yourself into believing you’re vacationing on a beach while you soak in the tub surrounded by greenery. You can add potted plants near the toilet or foliage on the wall. Pick plants that thrive in humid conditions, and make sure your bathroom has a window from which natural light can enter.

Ask your remodeling contractor in Round Rock, Texas, how a botanical bathroom could work within your space.

How Upgrading Your Windows Can Make Your Home More Comfortable

Most of the time, we tend to focus on our bathrooms and kitchens during home renovations. This is because these are considered key spaces in a house, and upgrades in these areas usually add value to it.
